Section 11 advice for homeowners

If your lender plans to repossess your home, they must tell us before they start court action. This is a legal duty in Scotland.

  • offer support
  • help prevent homelessness

What repossession means

Repossession is when your lender goes to court to take back your home because of unpaid mortgage debt. You may be able to:

  • delay repossession
  • stop repossession

You can get free, expert advice from:

  • deal with mortgage arrears
  • understand the repossession process
  • speak to your lender
  • understand your rights
  • apply to the court to delay or stop repossession

Other support options

Homeowners’ Support Fund

You may be able to get help from the Scottish Government if you are at risk of repossession. There are 2 schemes:

  • Mortgage to Shared Equity - where the Scottish Government buys a share of your home to reduce your mortgage
  • Mortgage to Rent - where a social landlord buys your home but you stay there as a tenant

Help with mortgage interest

If you get certain benefits, you may get help to pay mortgage interest through the Support for Mortgage Interest (SMI) scheme.

This can help pay:

  • mortgage interest
  • some home improvement loans

Consider your housing options

You can complete a Housing Options Plan (HOP) to explore your choices.
It:

  • asks about your situation
  • takes about 15 to 20 minutes
  • gives you options to help with your housing

If you apply for social housing, you may wait a long time. It is important to look at all your options.
