Demolition of Thistle and Esplanade car parks underway in Kirkcaldy

Work has officially begun to demolish the Thistle and Esplanade multi-storey car parks in Kirkcaldy town centre, marking a major step forward in the regeneration of the town’s waterfront.  Aerial shot of Kirkcaldy waterfront showing the two multi-storey car parks and old swimming pool site.

The project, being carried out by BAM UK on behalf of Fife Council, follows a recent public information event at the Adam Smith Theatre, where residents and businesses were given details about the works and expected timelines.

Since the end of September, early site activity has included:

  • Clearing demolition materials from the former Kirkcaldy swimming pool site
  • Installing security hoarding and monitored CCTV
  • Carrying out condition surveys on nearby buildings, roads and pavements
  • Disconnecting utilities in preparation for demolition

Full demolition of both car parks is expected to be completed by winter 2026.

Councillor Ian Cameron, Convener of the Kirkcaldy Area Committee, said: “Both car parks have a prominent position on Kirkcaldy's waterfront but are now dated and unfortunately have become real eyesores in our town centre, as well as a target for anti-social behaviour.

“One of the key ambitions in our plan for Fife is to create thriving places and attractive, vibrant town centres. We will be doing our best to make sure the future of these sites helps increase investment in Kirkcaldy town centre.”

Once cleared, the sites will be marketed for high-quality mixed-use development, combining residential and commercial opportunities. This forms part of the wider strategy to revitalise Kirkcaldy’s waterfront and town centre, making it a more attractive place to live, work and visit.
